Frequently asked questions

What does a home inspection include?

A home inspection is a visual, non-invasive evaluation of a home's readily accessible systems and components: roofing, structure, exterior, electrical, plumbing, heating and cooling, interiors, attic, and insulation. You receive a written report with photographs describing what was observed. It does not include concealed areas, environmental testing, termite inspections, or code compliance review.

How much does an inspection cost?

Pricing depends on the type of inspection, the property's size and age, and its location. We have not published fixed prices yet. Request a quote and we'll give you a clear price before anything is scheduled.

What is the difference between a home inspection and a four-point inspection?

A four-point inspection is a limited inspection of four systems (roof, electrical, plumbing, and HVAC) completed on a form for your insurance company, usually for older homes. A full home inspection is a much broader visual evaluation of the whole home's accessible systems and components, typically ordered by buyers to understand the property before closing. Many buyers need both.

What is a wind mitigation inspection?

A wind mitigation inspection documents construction features that help a home resist hurricane winds, such as roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance, and opening protection. The findings are recorded on Florida's uniform mitigation form, which insurers may use when calculating windstorm premiums. The insurer decides whether any discount applies.

When should I schedule an inspection?

If you are buying, schedule as soon as your purchase contract is signed. Inspection periods in Florida contracts are often short, and early scheduling leaves time to review the report and negotiate. For insurance inspections, schedule as soon as your agent or insurer asks for the report.
